FAQ

Which Materials Are Best for Commercial Roofing?

The best materials for commercial roofing vary based on your building’s needs and location. Some top choices include:

  • TPO (Thermoplastic Polyolefin): Known for energy efficiency and durability, it’s a great option for flat roofs and helps reduce cooling costs.
  • EPDM (Ethylene Propylene Diene Monomer): A flexible, weather-resistant rubber material that performs well in extreme climates.
  • Metal Roofing: Highly durable and long-lasting (40-60 years), it’s ideal for areas with heavy snow or high winds.
  • Shingle Roofing: While more common in residential projects, shingles can also be used in commercial settings with steep slopes, offering versatility and aesthetic appeal.

How Long Should a Commercial Roof Last?

It largely depends on the type of materials used and the quality of installation. Most commercial roofs can last anywhere from 10 to 40 years, though factors like climate and maintenance play a big role in their lifespan.

  • TPO (Thermoplastic Polyolefin): Expect 20-30 years of service. This material is popular for its durability and UV resistance, making it a good fit for flat roofs.
  • EPDM (Ethylene Propylene Diene Monomer): Known for its flexibility and weather resistance, EPDM roofs can last between 22 and 35 years, even in extreme climates.
  • Metal Roofing: One of the longest-lasting options, metal roofs can serve for 30 to 50 years or more if properly maintained.
  • PVC Roofing: Typically lasts 20-30 years and offers strong resistance to chemicals and water pooling.

Regular maintenance, like clearing drains and checking for damage, can significantly extend the lifespan of any commercial roof. Without proper care, even the best materials won’t reach their full potential, so routine inspections are key.

How Thick Should a Commercial Roof Be to Reduce Leaks?

The thickness of commercial roofing depends on the material and the specific needs of the building. For single-ply membranes like TPO, PVC, and EPDM, the thickness generally ranges from 45 mils to 90 mils (1.14 mm to 2.29 mm). For most applications, 60 mils (1.52 mm) is a popular choice because it provides a solid balance between durability and cost. This thickness works well for buildings exposed to harsh weather or areas with frequent debris.

For metal roofing, the thickness is measured in gauge. Common choices range from 22 to 29 gauge, with 24 or 26 gauge being standard for most commercial buildings. Thicker gauges provide better protection against extreme conditions, but they come at a higher cost.

What Types of Things Cause Leaks on Commercial Buildings?

Leaks often start small but can lead to big problems if left unchecked. Common culprits include aging materials, damage from rooftop equipment like HVAC units, poor drainage, or weather damage like hail and UV exposure. We know where to look and how to prevent small leaks from turning into major issues.

Eight years ago, I stumbled into the roofing industry after responding to a Craigslist ad promising exotic beach trips for top sales performance. Over four years, I jet-setted to Cancun and Jamaica twice, driven by my sales success. At Roof Source, the difference lies in valuing family and work-life balance, crucial for me as a parent of young children. The company prioritizes building lasting relationships over quick transactions. What I love about my job is the opportunity to assist people in getting new roofs, especially when dealing with unfair insurance practices. Outside of work, I cherish moments with my family and indulge in outdoor activities like hunting, fishing, and camping. My advice to anyone choosing a roofer is to trust your instincts and find someone who genuinely has your best interests at heart.

Tony Ostheimer

Project Manager

In 2017, I ventured into the roofing industry in Sheridan and Gillette, Wyoming, seeking a fresh start alongside my move back to the area. Embracing the role of project manager allowed me to embed myself within the community, fostering relationships and friendships with fellow professionals. The Roof Source Difference, to me, is rooted in genuine human connection and a customer-centric approach, in contrast to the aggressive sales tactics employed by many companies. I find joy in the people I meet and the bonds formed through my work. Outside of Roof Source, I prioritize family time and outdoor activities like hunting, fishing, and golfing. My advice to those seeking a roofer is simple: treat the selection process like an interview, ensuring compatibility on both personal and professional levels for a smoother and more gratifying roofing experience.
